Selling on the Treasure Coast

# How to Tell If Your Home Is Overpriced

Price is the one thing you fully control when selling. The market will tell you quickly if it's off. Here's what to watch for.

## Few or no showings in the first two weeks.

Your first weeks on the market draw the most attention. If showings are slow right out of the gate, buyers are comparing you to other homes and moving on.

## Lots of online views, not many showings.

People are clicking on your listing but not booking a visit. That usually means the photos got their attention and the price lost it.

## Showings, but no offers.

If buyers are walking through and nobody writes an offer, the feedback is usually about value. Listen closely when showing feedback mentions price.

## Similar homes nearby sold for less.

Look at homes like yours, sold in the last six months, close to you. If your price is well above those, buyers and appraisers will notice.

## Newer listings are selling before yours.

When homes that came on after yours go under contract first, buyers are telling you which one they see as the better value.

## Your days on market keep climbing.

The longer a home sits, the more buyers wonder what's wrong with it. A stale listing often ends up selling for less than it would have at the right price on day one.

## Your price sits just above a search bracket.

Most buyers search in round numbers. A home listed at $405,000 is missed by everyone searching up to $400,000.

## The appraisal could be a problem.

Even if a buyer agrees to your price, the appraiser has to back it up with recent sales. If they can't, the deal gets renegotiated or falls apart.

## What to do if your home is overpriced

One meaningful price adjustment early usually works better than several small cuts over months. Start with a fresh look at recent sales and what's active right now, then reset with a plan.
