Can AI Really Tell You What a Home Is Worth?

Online estimates and AI chatbots give you a number in seconds. On the Treasure Coast, that number can be off by tens of thousands of dollars. Here's why.

    The Number Behind the Number

Zillow publishes its own accuracy numbers. They tell an important story.

    Under 2%

Typical error for homes already listed for sale.

    About 7%

Typical error for homes NOT listed for sale. That's your home before you list it, or the home you're thinking about buying before it hits the market.

Here's the catch. When a home is listed, the estimate leans heavily on the asking price an agent already set. So the "accurate" number is mostly borrowing a human's work. And "median error" means half of all estimates miss by MORE than that.

On a $450,000 home, a 7% miss is about $31,500. In either direction.

What AI Sees vs. What It Misses

    What AI Sees

    • Square footage from tax records
    • Bedrooms and bathrooms
    • Year built
    • Past sale prices
    • Nearby sales

    What AI Misses

    • A brand-new roof or a 20-year-old one
    • Impact windows and hurricane shutters
    • A renovated kitchen or an original one
    • Water views, sunsets and privacy
    • Ocean access by boat, and how many bridges are in the way
    • Smells, noise, traffic and the house next door
    • Upgrades that never made it into public records
    • Mistakes in public records (they are common)

Two homes on the same street can look identical on paper and sell $60,000 apart. Only someone who walks through them knows why.

Why Florida Homes Are Especially Tricky

Some of the biggest factors in Florida home values don't show up in any database.

    Roof Age

Many Florida insurers won't write a policy on an older roof without inspection or replacement. A new roof adds real value. An old one can scare buyers away.

    Insurance Costs

Two similar homes can have very different premiums based on roof, windows, wind mitigation and flood zone. Buyers price that in. AI doesn't.

    Flood Zones

A home a few streets away can sit in a different flood zone with a very different cost of ownership.

    Waterfront Details

River, canal, lake or ocean. Fixed bridges or no bridges. Seawall condition. Dock size. Each changes the value, and algorithms lump them together.

    Condos and HOAs

Florida's condo safety laws have led to required inspections, reserve funding and special assessments in many buildings. A condo's price can swing based on the building's finances, not just the unit.

    Land Lease and 55+ Communities

In land lease communities, the monthly lot rent directly affects what buyers will pay. Most online estimates don't account for it.

"I Asked ChatGPT What My House Is Worth"

AI chatbots are great for a lot of things. Pricing a home isn't one of them.

    • They don't have access to the MLS, where the most accurate and recent sales data lives.
    • They may use old information that doesn't reflect today's market.
    • They can sound confident while being completely wrong, and sometimes describe sales that never happened.
    • They've never seen the home.

A confident answer isn't the same as an accurate one.

    What It Can Cost You

    If You're Selling

    • Price too high and your home sits. Buyers see the days on market climb and assume something is wrong. You end up chasing the market down with price cuts.
    • Price too low and you leave money on the table, possibly thousands.
    • A bad first price is hard to recover from. Most buyer activity happens in the first few weeks on the market.

    If You're Buying

    • Offer too much and you may face an appraisal gap, meaning you cover the difference in cash or walk away.
    • Offer too little and you lose a home you loved to another buyer.
    • A home that "looks like a deal" online may have issues that explain the price.

To Be Fair, AI Has Its Place

Online estimates are a fine starting point. They can show general trends and a rough price range. Just don't make a six-figure decision based on one.

Think of an online estimate like a weather forecast for next month. Useful for planning. Not something you'd bet your house on.

How We Find the Real Value

    1. Step 1: Recent, Local Sales

We pull the most recent sales from the MLS, focusing on the last 3 to 6 months so the numbers reflect today's market.

    2. Step 2: Hand-Picked Comparisons

We choose the homes that actually compare, not just whatever is nearby, and adjust for the differences.

    3. Step 3: Eyes on the Property

We look at condition, upgrades, location and the details no algorithm can see.

Want to Know What a Home Is Really Worth?

Whether you're buying or selling, we'll give you a real, local number. No obligation.
