HOA and CDD Fees on the Treasure Coast

What HOA and CDD fees cover in Treasure Coast neighborhoods, new and established, and what to check before you buy.

Many Treasure Coast neighborhoods, both new and established, have a homeowners association (HOA), and some also have a community development district (CDD). Both affect your monthly cost and what you can do with your home, so check them before you make an offer.

    What an HOA covers

HOA fees can cover common area upkeep, amenities like pools and clubhouses, gates, lawn care and sometimes cable or internet. What is included varies widely, so ask for the current budget and a list of what the fee pays for.

    What a CDD is

A CDD is a special taxing district that pays for roads, water and sewer, and other infrastructure in a community. CDD charges usually appear on your property tax bill, not as a separate monthly payment. Ask whether the CDD includes a debt portion and when it is scheduled to be paid off.

Rules to read before you buy

HOA rules can cover pets, rentals, parking, fences, exterior colors and more. Read the covenants and rules before your inspection period ends, especially if you plan to rent the home or have larger pets.

    New construction vs. established neighborhoods

In new communities, the builder often controls the HOA at first and fees can change once residents take over. In established neighborhoods, ask about reserves, recent special assessments and any planned projects.

    Frequently Asked Questions

Where do I find a home's CDD amount?

Look up the address on the county property appraiser or tax collector site. CDD charges usually appear as a line on the tax bill.

    Can HOA fees go up?

Yes. Fees are set by the association's budget and can rise, and special assessments are possible. Ask for recent budgets and meeting minutes.
